Building Project Management
If you wish to build a villa/house or to renovate your property and want
to have a problem free project, it is important to have an experienced
company to support you, who knows the Greek regulations at a local
level.The construction of a new house,is a bit complicated in Greece.
The processes are handled in a different way, different building laws
and rules.
Also local rules and regulations make people that plan to build often
experience discomfort .
Our company effectivelly manages these differences and local rules by
introducing the client to a number of trusted engineers,
architects,constructors, topographers, banks, lawyers and any other
professional is needed.We give you a costing estimate, which allows you to understand the
financial details of the project so you can avoid possible risks and
delays.
Finally we assist you with design, electrical and water connection, we
make sure planned building is constructed in accordance with the
drawings and is within the project cost, conforms to local building
standards and regulations, is completed within the stipulated timetable.
We act as if you were present, check costs, utility connections and
insurance payments (IKA).
Property Management Services

TAX TIPS
In terms of Greek tax law every person is required to submit a tax
declaration stating the purchase of any property at the end of the tax
year in which the property was purchased.
The greek tax year ends on 31 Dec and the deadline for the income and
property tax declarations is normally the following May but that changes
frequently.
The purpose of the declarations is to inform the tax authorities about
all the details of the procces and prove that the money for the purchase
were legally imported in Greece.
For all non-Greek residents this is done when your accountant attaches
to the tax declaration the bank document "Attestation of Exchange
Purchase" usually mentioned as the "Pink Slip" eventhough is not pink in
some cases.
The pink slips are used to
1. Cover the purchase cost as a whole ( contract value , transfer tax,
notary and attorney fees).
2. Cover the cost of the building project every year.
3. Cover the "benefit" or "assumed cost" according to greek tax law
(house sq.mt, pool sq.mt, car cc , batlers and/or gardeners, paying back
loans,etc) , after the project is completed.
